Mall Management Software in India: Options Compared (2026)

By Published 7 min read

Quick answer

Which mall management software do Indian malls use?

Indian malls combine several systems rather than one product: a mall ERP for leases, rent and CAM billing, a CMMS for maintenance, tenant sales reporting for revenue-share leases, plus tools for wayfinding, shopper feedback and daily operations such as permits, checklists and compliance. Shortlist by the gap you need to fill.

This guide is for mall owners, centre heads and operations, finance and IT teams in India who are shortlisting mall management software. No single product runs a whole mall. Indian malls buy from five or six kinds of vendor, and the right shortlist depends on which job you are filling: billing and leases, tenant sales, maintenance, wayfinding, shopper feedback or day-to-day operations.

Below, each kind of software is explained with named vendors that market it to malls, described only from what each vendor publishes on its own website. LazyMonkey, which publishes this guide, is one of the vendors; it is listed in its own category with what it does not do.

How We Compared

Every vendor detail here comes from the vendor's own product, customer or pricing pages, opened on 12 October 2026. We list customers only where the vendor names them and prices only where the vendor publishes them. No vendor paid to be included, and inclusion is not an endorsement. Features and prices change, so confirm everything with the vendor before you buy.

Some well-known names are missing because we could not open and check their pages on that date. If you are a vendor and something here is out of date, write to us and we will correct it.

Mall ERP: Leases, Billing and Accounts

This is the software most people mean by "mall management software" in India: an ERP that holds tenant and space records and raises rent, revenue-share and maintenance invoices. Check how it handles CAM charges, GST and TDS before anything else.

  • Romio Technologies, Mall Management System (head office in Delhi). Lists space planning, sales, billing and CRM, the revenue-sharing model, prospect and tenant relationship management, accounting, HR and payroll, asset management and work orders. Quote on request.
  • SolWox MallMart (Kochi address). Lists facility, tenant, finance, operations, inventory, customer and parking management modules. The page names modules without detail. Quote on request.
  • Agile Tech Solutions (Noida). A general ERP marketed for mall management, covering "facility maintenance, security, marketing, and data-driven insights", with GST compliance and a mobile app. Quote on request.

None of the three names a mall customer on the pages we checked, so ask each for Indian mall references and a demo on your own lease data.

Tenant Sales Reporting

Malls on revenue-share leases need each store's sales without chasing tenants for spreadsheets. Onintouch ADSR (Automated Daily Sales Reporting, from Intouch Consumer Care Solutions, offices in Pune and Jaipur) captures daily tenant sales automatically without changes to tenant systems, and supplies monthly sales data for revenue-share billing.

Of all the vendors here it publishes the longest Indian mall customer list, including the Phoenix Mills portfolio (Phoenix Marketcity, Phoenix Palladium, Phoenix Palassio and others), Express Avenue Chennai and DB City Mall. It is a sales-data tool, not operations or billing software, so it sits alongside your ERP.

Maintenance and Facility Management (CMMS)

A CMMS runs the engineering side: asset registers, preventive maintenance schedules, breakdown work orders and contractors.

  • FacilityBot (Singapore, with an India page). Its retail mall page lists contractor work-permit sign-off for out-of-hours fit-outs, QR codes on equipment, restroom feedback through QR codes and sensors, and per-mall checklists. It is the only vendor here that publishes prices: US$450, US$925 and US$1,850 a month for its Basic, Professional and Plus plans, billed yearly.
  • Facilio. A connected CMMS covering asset lifecycle, work orders, preventive maintenance, contractors, parts, remote monitoring and energy management. Its retail page targets multi-site store chains rather than malls. Tiered plans, quoted on request.

If your engineering team already runs a CMMS, you rarely need a second one; fill the operational gaps around it instead.

Wayfinding and Digital Directories

Mappedin (Waterloo, Canada) sells digital directories with wayfinding, store profiles, events, advertising and analytics, a web map with indoor positioning, and an interactive leasing map. It names international mall owners such as Simon Property Group, Macerich and Dalma Mall as customers; we found no Indian customer on its site. Pricing is a subscription by square footage.

Directories split into boards, kiosks and phone-based QR directories, with different costs and upkeep. Our mall wayfinding and digital directory guide compares them.

Shopper and Washroom Feedback

Zonka Feedback (Zonka Technologies) collects feedback by kiosk, SMS, email, WhatsApp and web, with shopping mall survey templates and a washroom feedback product using panels, QR codes or kiosks that alert cleaning staff. It names Select CITYWALK as a customer. Pricing is quoted, with a 14-day trial.

The choice between smiley terminals, kiosks and QR codes is covered in our toilet feedback machine buyer's guide.

Mall Operations Platform: LazyMonkey

LazyMonkey for Malls covers the daily operations layer that ERPs and CMMS tools usually leave to paper, email and WhatsApp groups. It has six products on one login across several malls: a QR mall directory, QR feedback for washrooms and other spots, monthly tenant surveys, tenant work permits and approvals, scheduled staff checklists started by QR scan, and compliance tracking for licences and renewals. Alerts go by WhatsApp, SMS and email. DLF malls have used it for visitor feedback and tenant surveys since 2023.

It is not a lease or billing ERP, CAM billing system, CMMS, BMS, parking system, CCTV or footfall counter; it runs alongside those. Pricing is quoted after a demo, with a 14-day free trial.

How to Shortlist Mall Management Software

  1. Map the gap. List which jobs already have a system (billing, maintenance, BMS) and which still run on paper or WhatsApp. Shortlist only for the gaps.
  2. Ask for Indian mall references. Several vendors here name none publicly. Speak to a centre that has used the product for at least a year.
  3. Test India-specific needs. GST and TDS in billing, WhatsApp alerts for staff, Hindi or regional-language forms for shoppers, and data hosted where your policy requires.
  4. Check it works across malls. If you run a portfolio, confirm each mall's data stays separate while head office sees all of them.
  5. Get your data out. Ask for Excel or API export of every record, so you are not locked in.
  6. Pilot one process first. Run one use case in one mall for a month and measure it before signing for everything.

For a full evaluation checklist and rollout plan, see how to choose a mall management system.

Conclusion

Mall management software in India is a set of systems, not one product. Most malls pair a billing ERP with a CMMS and then add tools for tenant sales, wayfinding, feedback and daily operations. Shortlist by the gap you need to fill, insist on Indian mall references, and pilot before you commit.

Frequently Asked Questions

Which is the best mall management software in India?

There is no single best product, because no vendor covers every job in a mall. The best fit depends on the gap: a mall ERP for leases and billing, a CMMS for maintenance, tenant sales reporting for revenue-share leases, and an operations platform for feedback, permits, checklists and compliance.

Which software do Indian malls use for billing?

Mostly mall ERPs or general ERPs set up for leases, which raise rent, revenue-share and CAM invoices with GST. Revenue-share malls often add a tenant sales reporting tool, such as Onintouch ADSR, to collect store sales automatically.

How much does mall management software cost in India?

Most vendors quote on request, based on the mall's size, modules and number of users. Of the vendors in this guide, only FacilityBot publishes prices, from US$450 a month billed yearly on 12 October 2026.

Is LazyMonkey a complete mall management system?

No. LazyMonkey covers daily operations: directory, shopper feedback, tenant surveys, work permits, checklists and compliance. It works alongside a billing ERP, CMMS, BMS and other building systems rather than replacing them.

What should a mall check before buying software?

Indian mall references, GST and TDS handling where billing is involved, WhatsApp alerts and regional-language forms, separate data for each mall in a portfolio, full data export, and a one-month pilot in one mall.
